Set up costs for a Fully Managed Service (pre tenancy) £550 no vat

These costs encapsulate a multitude of services listed below

  1. Full enhanced marketing package that includes professional imagery, a lifestyle driven write up, room measurements and floor plans

  2. Advertising on Rightmove and our own site for maximum exposure

  3. Pre-tenancy checking and setting up the tenancy ensuring you are compliant with legislation

  4. Arranging and advising on any and all works required prior to the commencement of the tenancy (including organising contractors)

  5. Proactive 'call out' of all registered applicants to generate further activity and tenant matching

  6. Viewings conducted by a skilled professional that knows your property intimately

  7. Follow up and regular feedback on viewings

  8. Negotiation and agreeing the best tenant for the best rent in a timescale that suits you

  9. Inventory and Schedule of Condition

  10. Drafting, negotiating and agreeing specific clauses where necessary to go into your tenancy agreement

  11. Ensuring on the tenancy sign up paperwork is in place as per the Deregulation Act 2015

  12. Taking the initial move in monies and ensuring the tenants standing order is in place

  13. Registration and signing of the deposit through a government approved scheme (TDS) and notifying the tenant

Fees during tenancy.

Fully Managed Fee: 10% no vat

  1. The main contact between landlord and tenant

  2. Collecting and processing the rent

  3. Accounting to you monthly including statements, text messages when payments are made and full payment advices.

  4. Organising maintenance and repair work giving you the choice of contractor (who must have the necessary indemnity and liability insurances in place)

  5. Routine visits every three months with the first being on month three

  6. Annual gas safety organisation and serving the relevant certificate to the tenants

  7. Rent increase and tenancy negotiations

  8. Chasing arrears and serving the statutory correspondences

  9. Serving the relevant section notices to regain possession

  10. Finalising the end of tenancy, ensuring the tenant is checked out and the property is returned to its original condition allowing fair wear and tear.

  11. Negotiating the deposit release

 

Tenancy Renewal Fee: £85 no vat

  1. Inviting both landlord and tenant to renew

  2. Negotiating the term

  3. Negotiating the rent

  4. Negotiating any additional special condition clauses

  5. Drafting of the new agreement

  6. Arranging the signing of the new agreement for both parties so that a new term is entered in to

Specialist Rent Guarantee and Legal cover:

We purchase the policy on your behalf and you are the interested party registered on the policy. This means we will handle all aspects of the claim on your behalf, saving you time and ensuring you still benefit from your rent and legal cover.
